Apartment Locators Plus to search for townhomes, condos, houses, &
apartments in the Denver area, whether you want to rent or buy. We make your search easy.
Types of Apartments:
Garden Style, usually 2-3 stories, many have private
entries.
High-Rise, more than 6 stories, have hallway entries.
Mid-Rise, usually 4-6 stories.
Low-Rise, less than 5 stories.
Condominiums:
Can be any “apartment” style. The only difference is that they are
privately owned. Rent will be paid to an individual instead of a
manager or corporation.
Townhomes:
Usually more expensive because they consist of two or three levels.
Usually the bedrooms are on the upper level the main floor will be
the living room, dining room and the kitchen. Some units have
basements. Most have washer / dryer hook
ups or included. When there are garages, the price range will most
often be higher.
Houses:
The rent for a house will usually be several hundred dollars more
than the other types of rentals. There will hardly ever be any
specials offered and only a few will allow pets. Houses are
almost always privately owned and usually rent very quickly.
Timing is important.
Sight Unseen:
Many times you are not able to physically view your rental
possibilities (out of state, short on time, etc.). Apartment

all you will need to do is pick up the key and move in!
When to begin to
look:
Ideally start looking 30-45 days prior to your move date. The most
effective way to get started is to complete the online application.
GO! This will allow one
of Apartment Locators Plus Agents to call you with the appropriate
search information. If you do plan to make a special trip to
Colorado to locate an apartment, it is advisable that you not come
more than 45 days prior to your move date. Residents are only
required to give a 30 day notice to vacate. Therefore, the
complexes most likely will not know if they will have vacancy
available for your move date. Usually the manager / owner will not
hold their rental for anyone more than 2 weeks without receiving
rent.
Furnished vs.
Unfurnished:
Very few rentals are furnished. We do work very closely with a
major furniture rental company. Apartment Locators Plus can
assist you in selecting exactly what you need for your home
furnishings and by going through Apartments Locators Plus you will
be given discounts on your furniture rentals.
Corporate Units:
Some communities offer corporate rentals. This means everything is
furnished including phone, TV, utilities and housekeeping. If
Corporate style living is what you want, make one simple call to

Lease Terms:
The most common lease term is six (6) to twelve (12) months. Shorter
lease lengths are available but usually include a monthly premium
($50 - $300).
Temporary Housing:
If you are just moving to your new area, you may need some additional time
to find where you want to live. Or, possibly you are having your new home
built and need a place to call home while waiting on its completion.
With not wanting to stay in an
expensive hotel, crammed studio or Corporate unit, Apartment
Locators Plus will help you find a comfortable rental that can be leased
daily, weekly, or monthly.
Deposits:
Owners / Managers are usually fair
about refunding deposits as long as the renter honors the terms of
the lease. Deposits range from $200 to $600. Private owners
usually charge one full month rent as a deposit.
Application Fee:
Almost without exception, you will be charged an Application Fee.
This fee covers the cost of checking your rental and credit
history. Many complexes also do a criminal check that is included
in the Application Fee.
Pet Owners:
Not all communities allow pets. Rentals that allow cats are much
easier to find than places that allow dogs. Most rentals have a
maximum of 2 pets allowed. Larger dogs and more aggressive breeds are
harder to place. Pit bulls are against the
law in Denver County. Our Agents are very educated on which
properties to send pet owners to. Apartments Locators Plus can

information concerning pet deposits and pet rents.

Higher priced units will often
include the washer/dryer in the unit. On site there will usually be:
swimming pool, Jacuzzi, exercise room and clubhouse.
Utilities:
With the rising cost of all utilities, many apartments are now
charging for heat, gas and water. Rentals with all utilities paid
are unusual in our area. Air conditioning is common and useful
during the summer months. |
